Airbnb market data in Spanish: which tool to use in 2026
If you want depth and coverage, AirDNA is the best option even though its site is in English: it says it covers 120,000+ markets and has data back to 2014. If you want to read in Spanish and combine market estimates with regulations and your own costs, RentaClara fits better, but it only covers 19 cities and has no historical data. If you already have published listings, Beyond's free plan is another option, and it has a Spanish-language site.
What you are looking for when you ask for market data
Before choosing, define your question. If you want to know what a specific property could earn, you need a revenue calculator and comparables. If you want to choose between cities, you need broad coverage and history. If you already operate, it helps to see your listings against your market. And in every case, you need to know whether the city allows short-term rentals.
No tool solves all of that in Spanish. That is why it makes sense to combine two.

The options, one by one
AirDNA
It is the deepest tool on this list. AirDNA says it covers 15M+ active listings in 120,000+ markets, with historical data back to 2014. The Free plan is $0 forever: limited Rentalizer, limited market insights and browsing of for-sale properties. Market Research costs $125/mo billed monthly or $400/yr billed annually (about $34/mo). It adds a customizable Rentalizer, historical market data, comparable sets, future demand data, property performance and top markets. You can cancel anytime and keep access until the end of the paid period.
Limitation: the site and pricing page are in English, and the most valuable parts (history, comparables, future demand) are in the paid plan. More in Is AirDNA worth it? and RentaClara vs AirDNA.
Mashvisor
It is built for investors comparing properties. From Mashvisor's Lite plan ($39.99/mo billed annually) you get short- and long-term rental estimates, ROI (cash on cash and cap rate), investment opportunity scores, rental comps and short-term rental rules for 500+ cities. Standard ($74.99/mo) adds nationwide property and market search, heatmaps, side-by-side property comparison and Excel exports. Professional costs $99.99/mo. Quarterly billing is also offered.
Limitation: its site is in English and its pricing page shows no free plan. If you want to look around without paying, it is not the option. Comparison in RentaClara vs Mashvisor.
Beyond
Beyond is above all a dynamic pricing tool, but its Free plan shows your listings and your market without changing your prices. If you already have published listings, it is a free way to see your market, and its site has a Spanish version. Growth charges 1% of bookings for dynamic pricing. Pro charges 1.25% and adds search-powered pricing, custom comp sets and market insights. There is no booking fee on your first $5,000 USD in bookings.
Limitation: its free plan revolves around your listings. It helps more if you already operate than if you are evaluating a city before buying.
RentaClara city guides
RentaClara has city guides in Spanish and English for 16 Florida cities, plus Medellín, Cartagena and Mexico City. Each guide includes an estimate of average daily rate (ADR) and occupancy. Some examples, as RentaClara estimates: Miami, $285 ADR and 67% occupancy; Orlando, $195 and 71%; Kissimmee, $175 and 73%.
The advantage is bringing three things together in your language: the market estimate, the regulation guide for the 16 Florida cities (2026) and your own costs in the Calculator, which gives you income, expenses, net profit, margin and occupancy. The free versions need no card.
Limitation: only 19 cities, no historical data, no comparables and no search for properties to buy. These are estimates, not a database.
When RentaClara is not the answer
If your city is not among the 19, RentaClara has no data for you. Use AirDNA Free for a first look and Market Research if you are going to invest.
If you need to see how a market moved year after year, or build comparables for a specific property, RentaClara doesn't do that. AirDNA does, with data back to 2014. And if you are looking for properties to buy with ROI calculated, Mashvisor or AirDNA fit better.
RentaClara is the answer when you have already chosen a covered city and want to understand, in Spanish, what a property could earn there, what the city allows and whether your numbers work. If you are comparing options, also see the AirDNA alternatives.
How to combine them
For most people, the most useful combination is an English-language tool with broad coverage and a Spanish-language one that helps you apply the numbers to your case. This order takes an afternoon and costs nothing until the last step.
- If your city is covered, start with the RentaClara city guide and its regulation guide.
- Check the same market in AirDNA Free to get a second reference.
- Enter your real costs in the Calculator and look at net profit, not just income.
- If you are going to buy, pay for one month of Market Research to see history and comparables, and cancel when you are done.
