Best PMS for Airbnb in Miami if you have 3 or more units (2026)

If you have 3 units in Miami and want public prices, the best choice is Hospitable Professional ($74 a month for 3 units) or Guesty Lite (from $9 a month plus 1% per reservation, with dynamic pricing included). If you already have 4 or more units and plan to grow, get quotes from Guesty Pro and Hostaway, and compare. RentaClara is not a PMS: it helps you diagnose each listing and understand the Miami market and its rules.

What a PMS should handle once you have 3 units

With a single unit you can answer messages and move the calendar by hand. With 3 or more, mistakes multiply: overlapping bookings across channels, unanswered messages, cleanings nobody scheduled. A PMS (property management system) brings calendars, messages and tasks into one place.

  • Calendar sync across Airbnb, Vrbo and Booking.com.
  • Unified inbox and automated messages.
  • Cleaning tasks after check-out.
  • Dynamic pricing, included or through a separate tool.
  • A price that makes sense with 3 units and doesn't jump with the fourth.

None of this is unique to Miami. None of these vendors advertises Miami-specific features. What does change in Miami is the market and the rules. According to RentaClara estimates, the average daily rate (ADR) is around $285 and occupancy is 67%. Check the Miami guide and the Miami Airbnb regulations 2026 before adding units.

Hospitable: the clearest price for 3 units

Hospitable publishes all its prices. The Essentials plan is free with unlimited properties: unified inbox, automated messaging, Airbnb, Vrbo, Booking.com and Agoda sync, upsells, guest portal, and cleaning and teammate workflow automation. For many hosts with 3 units, that already covers the basics.

The Host plan ($29 a month) won't work for you: it caps out at 2 properties. With 3 units, the next step is Professional: $59 a month with 2 properties included and $15 for each extra, so $74 a month. It adds a direct booking website, smart lock and thermostat automations, and guest payment collection. Mogul costs $99 a month with 3 included and adds an owner portal, payouts and statements, accounting and inbox AI. It makes sense if you manage units for other owners. Annual billing saves 12%, and there's a 14-day free trial with no credit card. More detail in Is Hospitable worth it?

Limitation: the cost grows with every unit: $15 per extra on Professional and $30 on Mogul. If you plan many units, compare it with a quote from Guesty Pro or Hostaway.

Guesty: Lite if you have exactly 3, Pro if you'll grow

Guesty Lite is for 1 to 3 listings. It costs from $9 a month plus 1% per reservation, and includes PriceOptimizer, its dynamic pricing tool. It syncs Airbnb, Booking.com and Vrbo, with a multi-calendar and unified inbox. It also offers a direct booking site with no percentage fees on those reservations, and automated cleaning and maintenance tasks after check-out.

An example to see the real cost: if your 3 units bring in $6,000 a month in bookings, 1% is $60. With the fee starting at $9, you pay from about $69 a month. If your bookings go up, the cost goes up with them.

Guesty Pro covers 4 to 199 listings, with 60+ channels, an owners portal and revenue management. Pricing is by quote.

Limitation: Lite only goes up to 3 listings. With a fourth unit you move to Pro, which has no public price. Also, the 1% per reservation means your cost changes every month.

Hostaway: get a quote if you already have 4 or more

Hostaway doesn't publish prices. Its pricing page asks how many listings you manage and then follows up with a quote. Its site is available in Spanish, which helps if your team works in Spanish.

If you have 4 or more units and plan to grow, request quotes from Hostaway and Guesty Pro at the same time. Compare the price per unit, what's included and what costs extra.

Limitation: without public prices you can't compare before talking to sales. This guide doesn't confirm its features or channels: ask in writing what the quote includes.

RentaClara: not competing as a PMS

RentaClara isn't in this race. It complements your PMS; it doesn't replace it. Here is what it does add if you manage units in Miami:

  • Free diagnostic per listing: it analyzes 6 metrics (visibility, clicks, conversion, occupancy, rating and reviews) by area, with a preview of the action plan. Run it on each unit to see which one underperforms.
  • Miami guide with RentaClara estimates: $285 ADR and 67% occupancy.
  • Miami Airbnb regulations 2026, to review the rules before adding units.
  • Free calculator to see whether the PMS cost fits your margin.

Limitation: RentaClara doesn't sync calendars, doesn't manage bookings or messages and doesn't set prices. The free versions need no card; paid plans are at /precios.

When RentaClara is not the answer

  • If you need your Airbnb, Vrbo and Booking.com calendars to stay in sync: use a PMS.
  • If you want a unified inbox or automated messages: use a PMS.
  • If you want dynamic pricing: Guesty Lite includes it, Hospitable adds it from the Host plan, or use a separate tool.
  • If you need historical Miami market data: RentaClara only has the estimates in its city guides, not a historical database.

How to decide in 5 steps

  5. Before you sign, run the calculator with the PMS cost included.
