Best tool to analyze Airbnb comparables before you buy (2026)
If you are buying a property for Airbnb and want to see comparables before you sign, the best option is AirDNA (Market Research plan) if you only care about short-term rentals, or Mashvisor if you also want long-term rental comps and property search. Beyond and Wheelhouse comp sets are for pricing listings you already run, not for deciding on a purchase. RentaClara does not do comparables: you use it afterwards to test the numbers with your own costs.
What you need from a comparables tool before buying
Before you buy, you don't have a listing of your own. What you need is to see similar listings in the area: what they charge per night, how often they are booked and how much they earn. - Shows similar listings in the area. With their rate and occupancy, not just a city average.
- Compares short-term and long-term rentals. Useful if you are still deciding what to do with the property.
- Reasonable price for one-off use. You will use it for a few months, not years.

AirDNA: focused on short-term rentals
AirDNA focuses on short-term rentals. According to the company, it covers 15M+ active listings in 120,000+ markets, with historical data back to 2014. Comparable sets are in the Market Research plan: $125 a month billed monthly or $400 a year billed annually (about $34 a month). That plan also adds a customizable Rentalizer, historical market data, future demand data and property performance. You can cancel anytime and keep access until the end of the paid period.
The free plan gives you a limited Rentalizer, limited market insights and lets you browse for-sale properties. If you will use Market Research for more than three months, the $400 annual plan is cheaper than paying month to month. Limitation: it doesn't give long-term rental comps, and its website and pricing page are in English.
Mashvisor: short-term and long-term rental comps
Mashvisor covers both short-term and long-term rentals. The Lite plan ($39.99 a month billed annually) includes short- and long-term rental estimates, rental comps, ROI (cash on cash and cap rate), investment opportunity scores and short-term rental regulatory rules for 500+ cities. The Standard plan ($74.99 a month billed annually) adds nationwide property and market search, heatmaps, side-by-side property comparison and Excel exports. Quarterly billing is also offered.

Limitation: it shows no free plan, the prices quoted are billed annually, and to compare properties side by side you need Standard, not Lite.
Beyond Pro: comp sets for listings you already run
Beyond is a dynamic pricing tool. Its Pro plan charges 1.25% of your bookings and adds custom comp sets, search-powered pricing and market insights. There is no booking fee on your first $5,000 USD in bookings, and it has a Spanish-language site. The free plan shows your listings and the market but doesn't change your prices. Limitation: it charges a percentage of your bookings, so it is made for listings that already host guests. Before you buy, you have no listing to connect.
Wheelhouse Dynamic Sets: for operators with active listings
Wheelhouse is also a pricing tool. Pro Flat costs $19.99 per listing per month and Pro Flex charges 1% of revenue, with a $2.99 minimum monthly fee. Limitation: Dynamic Sets is meant for pricing listings you have already linked, not for evaluating a property you haven't bought yet.
RentaClara: no comparables, but it validates your numbers
RentaClara has no comparables, no market database and no property search. What it does is help you test the numbers afterwards. The free calculator works out income, expenses, net profit, margin and occupancy in any market, with no card needed.
