The best Airbnb calculator for investing in Florida: AirDNA, Mashvisor and RentaClara compared

If you are buying a short-term rental property in Florida, the best calculator for researching the purchase is AirDNA (start with its free plan) or Mashvisor if you also want to compare against long-term rent. Both have market data, comps and property search. RentaClara does not search properties or have a market database. Its free calculator is for the next step: putting the estimated revenue against your real costs (mortgage, HOA, cleaning) and seeing whether the number holds up.

The short answer

No single calculator does the whole job. To decide on a purchase you need two different things. First, an estimate of how much the property can earn, based on market data. Second, a calculation with your own numbers: what you pay for the mortgage, HOA, cleaning and the rest of your fixed costs.

For the first part, AirDNA or Mashvisor. For the second, the RentaClara calculator or your own spreadsheet. If you only do one of the two, you are deciding with half an analysis.

The flow we recommend

  1. Estimate revenue with the AirDNA Free Rentalizer or with Mashvisor. Write down the average daily rate (ADR) and occupancy.

AirDNA: the best place to start

Mashvisor: if you are torn between short-term and long-term rent

Mashvisor charges, billed annually: Lite $39.99 a month and Standard $74.99 a month. Quarterly billing is also offered. Lite already includes short-term and long-term rental estimates, ROI (cash on cash and cap rate), investment opportunity scores, rental comps and short-term rental rules for 500+ cities.

Standard adds nationwide property and market search, heatmaps, side-by-side property comparison and Excel exports. If you are comparing several houses at once, that plan saves you manual work.

RentaClara: the step after the estimate

The RentaClara calculator is free and works in any market. It calculates income, expenses, net profit, margin and occupancy with the numbers you enter. That is where an AirDNA or Mashvisor estimate turns into a decision: you see whether anything is left after the mortgage, the HOA and cleaning.
