Best software for Airbnb co-hosts: Hospitable, Guesty, Hostaway and where RentaClara fits

The answer for your situation

As a co-host you manage other people's properties. That asks two things of you: run operations well (messages, calendars, cleaning) and report to the owner. Choose based on how many properties you have and what your owners ask for.

• 1 or 2 properties, no formal reporting: Hospitable Essentials, free. If you want dynamic pricing and metrics, Hospitable Host at $29 a month.
• 1 to 3 listings and you prefer Guesty: Guesty Lite, from $9 a month plus 1% per reservation.
• 3 to 10 properties with a portal and statements: Hospitable Mogul ($99 a month with 3 included) or Guesty Pro (by quote).
• You want a quote from a vendor with a Spanish-language site: Hostaway.

What you pay with 5 properties

Using Hospitable's published prices, this is the monthly cost for 5 properties:

• Essentials: $0.
• Host: not an option, because the maximum is 2 properties.
• Professional: $59 + 3 extra × $15 = $104 a month.
• Mogul: $99 + 2 extra × $30 = $159 a month.

The gap between Professional and Mogul is $55 a month in this example. That is what you pay for the owner portal, payouts and statements. Guesty Pro does not publish a price, so you would need to request a quote to compare.

With 1 or 2 properties the math is simpler. Essentials costs $0. Host costs $29 with 1 property and $39 with 2 ($29 + $10 for the extra one). Professional costs $59 with 2 properties included. If you do not give your owners statements yet, start with Essentials and move up a plan when an owner asks for it. You can test every feature for 14 days with no card before you decide.

Hospitable

Hospitable has a free plan, Essentials, with unlimited properties: unified inbox, automated messaging, Airbnb, Vrbo, Booking.com and Agoda sync, upsells, a guest portal and cleaning and teammate workflow automation. Host ($29) adds an AI message assistant, dynamic pricing and a metrics dashboard. Professional ($59) adds a direct booking website, smart lock and thermostat automations, and guest payment collection. Mogul ($99) adds an owner portal, payouts and statements, accounting and inbox AI. You get a 14-day free trial of all features, no card. Limitation: the owner portal and statements only come with Mogul, and each extra property there costs $30. Host stops at 2 properties.

Guesty

Guesty Lite is for 1 to 3 listings: from $9 a month plus 1% per reservation. It includes PriceOptimizer (dynamic pricing), Airbnb, Booking.com and Vrbo sync, a multi-calendar and a unified inbox. Guesty Pro is for 4 to 199 listings, by quote, with 60+ channels, an owners portal and revenue management. Limitation: Lite charges 1% per reservation on top of the fee and stops at 3 listings. Pro, the plan with the owners portal, has no published price.

Hostaway

Hostaway does not publish prices. Its page asks how many listings you manage and then sends you a quote. Its site is available in Spanish, which helps if you prefer to review everything in that language.

Limitation: with no public price, you cannot compare the cost with Hospitable or Guesty without requesting a quote. This guide does not cover its features in detail; check them on its site.

When RentaClara is not the answer

RentaClara is not a PMS. It does not manage bookings, messages or calendars, and it does not set or sync prices. It also does not search for properties to buy or have a market database with historical data. If you need any of these, use Hospitable or Guesty:
