The best dynamic pricing tool for 1 or 2 Airbnb properties

If you have 1 or 2 listings, the best tool depends on how much you earn and how many platforms you list on. With 1 Airbnb-only listing in a stable market, Airbnb's Smart Pricing or checking your prices by hand every week can be enough. If demand swings a lot, PriceLabs or Wheelhouse at $19.99 a month per listing. If your revenue is low or uneven, a percentage plan (Wheelhouse Pro Flex or Beyond) can cost you less. In every case, set your minimum price first.

The short answer

With few properties, paying for a tool only makes sense if it leaves you more money than it costs. So the choice depends on your situation:

  • 1 listing, Airbnb only, stable demand: Smart Pricing or manual prices checked every week.
  • Demand that swings a lot (seasons, events) or several platforms: PriceLabs or Wheelhouse Pro Flat, from $19.99 a month per listing.

Flat fee or percentage: a simple example

The key question with 1 or 2 listings is whether a flat fee or a percentage of your bookings suits you better. Do the math with what you earn:

  • With $3,000 a month in bookings, 1% is $30. A flat fee of $19.99 is cheaper.
  • With $1,500 a month, 1% is $15. The percentage is cheaper.
  • The crossover is around $2,000 a month: there, 1% is almost the same as $19.99.

Two details change the math. Wheelhouse Pro Flex charges a $2.99 monthly minimum even if you earn very little. Beyond charges no booking fee on your first $5,000 in bookings. If your seasons are very marked, a percentage adjusts on its own: you pay more when you earn more and less when the calendar is empty.

First, your minimum price

No tool knows what each night costs you. If the minimum price is wrong, the algorithm can fill your calendar with nights that lose money. Before turning on any tool, calculate the price below which renting is not worth it.

Airbnb Smart Pricing

Smart Pricing is built into Airbnb. You turn it on in the calendar, set a minimum and a maximum price, and Airbnb adjusts each night's price to demand. It costs nothing.

Limitation: it only works on Airbnb. Weekly, monthly and trip-length discounts override Smart Pricing, and to use weekend pricing you have to turn it off.

PriceLabs

PriceLabs costs $19.99 a month for 1 listing in the US, plus taxes. With 2 listings you pay $17.49 each ($34.98 in total). It also has an alternative plan at 1% of your booking revenue. It integrates directly with Airbnb, VRBO and Booking.com, and with 150+ PMS. It recommends a base price and minimum stay, and has 30+ customizations. You can try it for 30 days with no card.

Wheelhouse

Wheelhouse lets you choose. Pro Flat costs $19.99 per listing per month. Pro Flex charges 1% of your revenue, with a $2.99 monthly minimum. The free plan lets you link your listings, see your market report and test settings before paying. Paid plans include 15 months of listing history, 6 months of forward-looking data, 18 months of forward pricing, daily price syncing and 3 pricing strategies.

Beyond

Beyond charges a percentage. Growth, the dynamic pricing plan, costs 1% of your bookings. It charges no booking fee on your first $5,000 in bookings. It has a Spanish-language site.

Limitation: the Free plan shows your listings and your market, but does not change your prices. Pro costs 1.25% and adds search-powered pricing, custom comp sets and market insights.

Hospitable Host

Hospitable Host costs $29 a month with 1 property included and $10 for an extra one, up to 2 properties. It adds dynamic pricing, an AI message assistant and a metrics dashboard to what the free plan already has: unified inbox, automated messaging and sync with Airbnb, Vrbo, Booking.com and Agoda. It offers a 14-day trial with no card.
