Best dynamic pricing tool for 10 or more properties: PriceLabs, Wheelhouse, Beyond, Guesty and AirDNA

If you manage 10 or more listings, the best option for most operators is PriceLabs: among the tools we checked, it has the lowest published per-listing price ($14.49 per listing at 10 listings, versus $16.99 for Wheelhouse). Plans that charge 1% of bookings only come out cheaper if your revenue per listing is low. If you already use a PMS, check first which tools it connects with. RentaClara does not set prices, so it is not in the running for this job.

The short answer

At 10 listings, PriceLabs costs $144.90 a month on its per-listing plan. Wheelhouse costs $169.90 and AirDNA Adapt $200. Beyond has no flat price: it charges a percentage of your bookings. Guesty Pro includes revenue management inside a full PMS, but pricing is by quote.

So the choice depends on two things: how much your listings earn and whether you already work with a PMS. Below you have the table, the math and one section per tool.

Flat price or 1%: do the math

A percentage plan grows with your revenue. A per-listing plan does not. Take this example: 10 listings that each bring in $3,000 a month in bookings add up to $30,000 a month.

  • 1% plan (Beyond Growth, Wheelhouse Pro Flex or the PriceLabs 1% plan): $300 a month.
  • Beyond Pro (1.25%): $375 a month.
  • PriceLabs per listing: $144.90 a month.
  • Wheelhouse Pro Flat: $169.90 a month.
  • AirDNA Adapt: $200 a month.

The break-even point against PriceLabs is $14,490 a month in bookings across your 10 listings, about $1,449 per listing. Below that figure, 1% costs you less. Above it, the flat price wins. Beyond charges no fee on your first $5,000 in bookings, which only helps at the start.

PriceLabs

PriceLabs charges $14.49 per listing at 10 listings ($144.90 total) and $11.99 per listing at 25. It also offers a plan at 1% of booking revenue. It connects directly with Airbnb, VRBO and Booking.com, and with 150+ PMS. It gives Base Price and Minimum Stay recommendations, with 30+ customizations. You get a 30-day trial with no card. Limitation: it includes 1 automated sync per day; each extra sync costs $1 per listing per month. Listing Optimizer, Market Dashboards and Revenue Estimator Pro are sold separately. For listing counts between the published tiers, check your exact price on its page.

Wheelhouse

Wheelhouse charges $19.99 per listing on Pro Flat, dropping to $16.99 from 10 to 49 listings. At 50 or more, it asks you to contact them. Its Pro Flex plan charges 1% of revenue, with a $2.99 monthly minimum. Paid plans include 15 months of listing history, 6 months of forward-looking data, 18 months of forward pricing, daily price syncing and 3 pricing strategies. Limitation: at 10 listings you pay $2.50 more per listing than with PriceLabs ($169.90 versus $144.90 a month). The Dynamic Sets add-on costs $12.99 per set per month on top, and from 50 listings there is no published price.

Beyond

Beyond charges by percentage. Growth costs 1% of bookings and includes dynamic pricing. Pro costs 1.25% and adds search-powered pricing, custom comp sets and market insights. It charges no fee on your first $5,000 in bookings. It has a free plan that shows your listings and market but does not change your prices. Its site is available in Spanish.

Limitation: it has no per-listing plan, so the cost rises with your revenue. In the $30,000-a-month example you would pay $300 on Growth or $375 on Pro, more than twice what PriceLabs costs per listing.

Guesty Pro

Guesty is a PMS, not just a pricing tool. Its Pro plan, for 4 to 199 listings, includes 60+ channels, an owners portal and revenue management. Guesty calls its dynamic pricing tool PriceOptimizer. It makes sense if you want operations and pricing with one vendor. Compare in RentaClara vs Guesty.

Limitation: Pro has no published price; you have to request a quote, so you cannot compare the cost before talking to sales. If you only need dynamic pricing, a full PMS is more system than you are looking for.

AirDNA Adapt

AirDNA Adapt is AirDNA's dynamic pricing tool. It costs $20 a month per listing, with a 30-day free trial. At 10 listings that is $200 a month. AirDNA also has a Property Manager plan for 6+ properties, with custom pricing. Compare in RentaClara vs AirDNA.

Limitation: at 10 listings it has the highest published per-listing price on this list ($20 versus $14.49 for PriceLabs). Its website and pricing page are in English.

If you already use a PMS, start there

Before choosing, check which pricing tools your PMS connects with. A cheap tool is no use if it does not sync with the system where you manage your calendars. PriceLabs says it integrates with 150+ PMS. If your PMS is Guesty, it already has its own pricing tool. For other cases, look for the integrations list on each company's page.

Is a 1%-of-bookings plan worth it?

Only if your revenue is low. At 10 listings, 1% costs less than PriceLabs per listing as long as your bookings total less than $14,490 a month. Above that, the flat price is cheaper.

Can I use Airbnb Smart Pricing instead of a paid tool?

Smart Pricing is built into Airbnb: you turn it on in the calendar and set a minimum and a maximum price. But it only works on Airbnb, and weekly, monthly and trip-length discounts override it. If you list on several channels, it does not cover you.

What if I have more than 50 listings?
