Cassia Residences: the luxury Coral Gables project that allows Airbnb

Coral Gables is known as "the Beverly Hills of the South", and it's also one of Miami's strictest cities for short stays. That's why Cassia Residences has investors talking: it's a luxury residential project where, under its certification, you can live in your unit, rent it long term or rent it for flexible stays of 3 nights or more. Oliver from La Academia de Host sat down with Martha Brieva, one of the project's leading faces.

Five-star amenities in a small project

Cassia has more than an acre of amenities for just 174 units over 12 floors:

First floor

Location, location, location

  • Miami International Airport close by, key for travelers and out-of-town investors.
  • Merrick Park, with more than 100 designer stores, a cinema and restaurants, all walkable.
  • University of Miami a mile and a half away, plus a Metrorail station 3 minutes away that goes straight to campus.
  • Brickell 5 minutes away, near Downtown, and Key Biscayne 15 minutes away.

Who's buying

  • New York investors, who know Coral Gables from vacations and now see it as an investment.
  • Parents of University of Miami students, looking for a safe, car-free place for their kids. Some buy two-bedroom units so they can stay when they visit.
  • Short-term rental investors, because there are few hotels and little competition in the area.

Three strategies in one property

Flexibility is Cassia's big selling point:

  1. Live in it: as a residential property, you can apply for the homestead exemption.
  2. Rent it short term: stays of 3 nights or more, Airbnb style.
  3. Rent it long term: for example, to a University of Miami student.

Or combine them: use it part of the year and rent it the rest.

The units Martha recommends

  • Night Collection (fifth floor): units with large terraces, some overlooking the garden. "It's like living in a house."
  • Lofts facing Bird Road: four high-ceilinged units surrounded by trees. For buyers who want more than one, all four are offered together, which allows a premium offering and a short-term rental operation that scales.

When is delivery?

Construction is in its final stage. Delivery is planned for the first quarter of 2027. Once certificates are issued, buyers can close and start operating.
